If any of you have difficulty getting an estimate it may be because the contractor does not like to take time to estimate work when no work is forth coming and all you want is his time for free.

Amen to that...there is a practice that needs to change. Go to Home Depot, they get paid by the hour to help you.

    I DO plan on getting the repairs done from the lowest bidder.

    Home Depot is fine if you need to install a new ______ (fill in the blank.) But they don't do repairs for the average job. They won't come in and replace the lockset on the bedroom door that's broken, fix the plumbing under the sink, etc. You need a contractor to do these things. Call a local LL association or REIA and ask who they refer people to.
