if verifiying a residency of a tenant what questions should i ask to be sure of who im speaking with to make certain that it is the land lord that im talking to b/c not only do i want to make sure that the tenant im checking into is honest i want to make sure and verify the land lord so what exactly should i say to him/her

You need to find the contact info for the LL on your own! I don't trust the applicants. Pull the last few addresses off of their credit report and look up the owners in the tax assessors database for those towns/cities. It only takes a minute.

Ask things that might trip someone up. When talking to the prospective tenant ask how long they lived in an area. What city did they lived in before? What color is their car? Where did they work. What kind of a place did they rent and the wall colors. You can work all of this into a conversation and more. Then quiz the "new landlord."

Someone once before mentioned calling the "supposed landlord" & ask about the apt they have for rent. If they're not the LL, it'll throw them off.
