Ask things that might trip someone up. When talking to the prospective tenant ask how long they lived in an area. What city did they lived in before? What color is their car? Where did they work. What kind of a place did they rent and the wall colors. You can work all of this into a conversation and more. Then quiz the "new landlord."

I agree that asking some questions and then asking the supposed landlord works, but you have to be careful and remember that people's memories are subjective to their perceptions. For instance, you ask someone about the color their walls, they say red, you think red like a firetruck, ask the landlord, the landlord says brown. You just caught a big fat liar!!!

NO.

The walls were brick red and to people who don't give a crap about those things it's more brown so they call it brown.

You just lost a good tenant because of some stupid questions.

The best questions are those that are NOT subjective.

You look at the application and see that tenant wrote Main St. as previous address. You ask about Joe's Pharmacy that's been their 50 years and still has not folded due to Walmart. Answers questions as if he's been there 100 times.
You just made the whole thing up. If tenant looks at you like you're crazy, then you act confused then remember Joe's is on the other side of town. DUH!

And I shouldn't be telling these tricks here on forum. You should be smart enough to figure these things out like I did.

I don't think people could get so easily confused about what color the walls of their rental are.
