need prop mgmnt license if I own SFHs in DC?

I own two single family homes in Wash DC which I rent to section 8 tenants. Both properties are owned by an LLC I created to manage my properties. If i'm managing my properties through this LLC, do I or my partner need to get a property management license? I'm thinking in the case where a tenant tries to sue me..could the attorney use my not having a prop management license against me? I do not manage anyone else's properties.

Absolutely not. Licenses for property managers are to ensure that whomever is managing the property knows what they're doing so as not to screw thing up for the owner. Why would an owner want to screw things up for himself? If the owner does something wrong and it screws him up, then there is only the owner to blame.

No, but you will have to hire a lawyer if you ever have to take your tenant to court. You can not represent an LLC, Corporation or another individual in eviction court.
