Yes and yes. People with criminal records are more likely to not apply if they know that you don't accept convicted felons... That is, if you charge an application fee. If you don't charge an app fee then you will be drowning in apps from criminals hoping that you were bluffing about the background check.

Micah is right Yes & Yes.

I had prospective tenants call me yesterday while filling out my APP. Ask if they should continue. When I asked why they were asking they told me they had a felony on their record from 2 years ago and a Bankruptcy 5 years ago. I told them to save their 25.00 app fee.

No felons, is what I told them but the BK also sealed the no-deal for me!!
