I have a quick question. Is it usual practice for the landlord to charge a tenant professional carpet cleaning? The rugs have many more stains on them and the tenant didn't even vacuum the carpets when she left. It took me almost an hour to vacuum and I had to empty my Dyson vacuum 5 times and there is a piece of carpet that isn't even repairable!
Any input?

My lease says the unit must be returned in the same condition they acquire it, and specifically states that includes shampooing the carpets, treating for odors, etc. So yes, carpet cleaning does not fall under "normal wear & tear" and the tenant pays for it.

You can charge for carpet cleaning to remove dirt and stains from a carpet that were not there at move in. Failure to keep it clean is not wear & tear. For the piece of carpet that is ruined, you can charge the depreciated value of that carpet.

Take pictures BEFORE and AFTER just in case you need it in the future.

FYI, when I have a tenant who is renewing the lease for another year (and particularly if I'm raising the rent), I'll clean the carpet myself (I use my shop vac, but you can easily rent something). If gets me in the place to look around, keeps the tenant happy (particularly if I've raised the rent), and ensures annual carpet cleaning of the carpet between professional cleaners.

lanlord give the carpet lanlord shouod clean it. It is part of the bisness.

Generally I clean my carpet through vinegar cleaner to remove the stain and dirt or baking soda is also a good option for cleaning the carpet.
