How could I give them 30 days notice when they did not provide me 30 days notice? I gave them 60 days notice and they gave me 29 days only after I reminded them of the 30 day notice. Since they failed to give me proper notice per the LPA lease other posters have said I can change the amount of the month to month rent and/or require more security deposit.

Wow, because of 1 day you are gonna be one of those types of landlords. One day is really giving you such a hardship? You would rather get them to leave at the end of the lease then get an automatic extra month of money for rent. You can change amount of month to month lease, but legally you must give 30 day notice of that. You should have given notice when you called them of the increase if they wanted to stay. Now you can accept their money or say leave when you lease ends. Legally, tenant could have a case to stay for same amount since you already accepted the money and there was no notice of increase amount.
