2 year leases

I'm in the process of screening for a new tenant and I was suprised that two prospects brought up they would like to sign a two year lease. What are the disadvantages of having such a long lease?

If the tenant is well qualified, and you want to rent long term, it sounds like a stable tenancy. One disadvantage might be if the tenant is not so qualified and has trouble staicking to the lease, you mightt be stuck with them. I recommend the LPA Lease - with that you can terminate early if need be.

One disadvantage is that you can't raise the rent for the period, unless you include something like a 1-year anniversary increase. So if your taxes, insurance, etc. go up, you can't increase rents accordingly to recoup the cost. Keep that in mind as you prepare your lease.
