LL Cleaning after tenant vacates can LL charge?

Often times tenants leave home with a messy floors, dirty appliances, carpets, repairs and lawn maintainance etc .....If LL does the cleaning/repairing can the tenant be charge? These charges will be minimum versus a paid professional. If yes how how would this be stated on the Settlement charges? Also, how would a reciept be written? Please reply my follow LL Thank you

Costs of supplies and materials can be billed to the tenant in full. Billing your labor depends upon whom you ask. You don't have to show them receipts, at least in my state. You only need those if you wind up going to court. You just give them an itemized list of charges on the settlement statement. Unless you have some good reason for it, don't make the mistake of being a "nice guy" by trying to keep the tenant's expenses to a minimum. I've been that route and learned my lesson. In my case the tenants didn't even care that I tried to save them money and still tried to weasel out of paying what I billed them. If it makes sense, and it probably does make sense to hire a pro, do it. Which do you value more, saving your tenant some money or saving time out of your life spent doing the work yourself? Shop around; some pros are suprisingly reasonable.

Just in case it was not clearly stated, in many states LL may not charge for their own labor. That is why it is so important to have a "excess cleaning charge of $XXX.XX" in your lease so it is indisputable in court. If it is truly nasty hire the pros if you have the SD funds to cover it. If you will be out the $$ you may just tackle it yourself.

I give my tenant a copy of the Settlement Charges Guide along with their lease when they MOVE IN. I staple it to the lease so they can't lose it.I then give them another copy when I send them the MOVE OUT REMINDER LETTER about 2 weeks before they are scheduled to vacate. It seems to make a positive difference. You can get these from LPA Free Forms --->
