Haven't earned money on my rental in 2 years. And it's vacant now.

Most landlords never make money on their properties. Landlords who believe they are making money are not counting all of their cost plus the lower market value of their rentals.

We have a rental for about 1.5 yr now. We are making $400 a month off my rental...this is after taxes and mortgage payment. Of course, that is only if there is no maintenance cost for the month, too. Been lucky so far this year...so far just a bag of rock salt is all we purchased. :)

Also, we just let the $400 a month build up and then if we get a couple of thousand built up, we then may take a thousand or two out for something. Actually, we are going to start putting some excess $$$ from the rental on our own personal mortage.
