I would like to do a survey of how much it has cost landlords to fix property damage caused by bad tenants and the average cost of going through the eviction process. I would like to hear about individual cases, but if you have had to go through these processes more than once how much money has been spent over the years to take corrective action. Thanks.

Evictions cost me a total of $156.00, $116.00 fileing fee, $20.00 process server, $20.00 to file the writ.
In case you are wondering how I get off so cheap with a process server, we can have a friend or aquaintance do the job, most people are willing to do a 10 to 30 min. job for 20 bucks and that's including driving time.

Costs to renovate after a bad tenant, I have a couple of previous bad tenants that owe me $10,000. Other than that average loss about $1,500 - $3,000. Most tenants costs me under $1,000, some get their deposit returned. It really varies between tenants.

I myself and I also know other landlords have had evictions & damages above $20,000.

Tenant damage and abuse can be costly, and it isn't cheap to just replace kitchens and bathrooms.

My eviction experience was in Suffolk County, Long Island.

Legal fees (including process server) was $850... All additional fees (filing money judgments with the county clerks office, the suffolk's office, etc, etc etc.... was around $500.

Clean up after the tenants moved out was around $3,500 ($2,500 for new carpet, $500 for paint and $500 for cleaning expense, new light fixtures, new fans, etc...)
