Do roommates have the same rights as tenants? I was told that if a roommate does not have a signed rental agreement they can be locked out for non payment or bad behavior.

Please tell us the city and county. A roommate that resides in a unit but is not an original signer on a lease or a month to month agreement still has many rights by law; but, the original signer is who is responsible to the landlord. That said, you in essence become a Master Tenant where you assume landlord liabilities. You cannot unilaterally change an agreement with a roommate. If you want them to leave, you have to give them the same notifications as a landlord would give you, ie. 30 day notice or 60 day notice depending upon your city or county laws. You cannot lock a person out without proper notification.

I'm in palm beach county, Florida. I am the owner of the property, I don't know if that matters...Thanks for any help
