It sounds like there is more to the story than you are telling since your landlord sees you guys as the problem, not the smart alec drunk.

Yes your landlord can legally refuse to renew a lease, not only that but when the lease expires he can also give you a written notice to move.

Is your fiance on the lease? If so, the landlord can not make him leave (until the lease is up). If he's NOT on the lease, the landlord can give you a cure/quit notice to make him leave and evict you if you don't cure the lease violation if the lease has a clause referring to additional occupants. Landlord can and probably will give you notice to move when lease expires if your fiance is still there wether on the lease or not.

Yes my fiance and I are BOTH on the lease. I was told by an old landlord that here in CT all people in the family that are 18 and/or over *have* to be on the lease as it is law. My fiance & this neighbor guy haven't seen eye to eye pretty much from day 1 and to tell you the truth, I don't care for him or anyone else in this building as all they do is sit around every night/every other night partying on their porches until midnight or after during the work/school week-that I have a problem with. My fiance has gone thru alot-he was in 9/11 & Hurricane Katrina with Army Corps of engineers and found out last July he has COPD from being at 9/11.Also as a result of being in 9/11 & Katrina he has PTSD, and is in treatment for this. I love him very much, he treats me very well, and loves my daughter like she is his own. I am not going to break up with him because of the landlord, nor would I be ok with him living somewhere else as we have been together/living together for just about 2 years. I do plan to start looking for place maybe late November as lease is up Jan 1st.
