Just had this happen. For it to become mildewy, the tenant must not have reported the leak quickly. Takes a few days to raise that smell. I charged the tenant for the carpet cleaning and mildew treatment which would not have been required had they reported the wet carpet immediately. I agree with poster that no compensation is required unless they had to leave the rental completely. How many days are we talking? For me, it took 2 days to suck up the water, dry the carpet overnight with blowers, apply mildicide, replaced sogged pad and tack strip, and restretch the carpet. I offered no compensation for this time during which the bedroom could not be slept in.
