Common courtesy would indicate that a tenant would give a Landlord 30 day notice of Intent to Vacate at the end of a fixed term lease. However; according to The California Landlord's Law Book; Rights and Responsibilities, Chapter 19; "When a Tenant Leaves" pg 353;" A fixed term lease simply expires at the end of the lease term. The tenant may pick up and leave without any further obligation. No formal notice of termination is required by the tenant....as a practical matter the landlord should review his/her contracts and send a reminder prior to the end of the term requesting the tenants intent to stay or leave. No law was broken, just an inconvenience to you.
