Survey - What do most landlords provide?

When renting out house do most landlords maintain gutters, HVAC systems maintenance service (twice yearly), pest control or lawn care? Just trying to determine would would be considered value added vs. standard

I offer none of these services. I fix things that fail (like the a/c capacitor going bad, for instance) and tenant maintains the systems (changes ha/c filters) and repairs things they break (ha/c coils have to be cleaned because tenant did not change filters regularly). Most issues fit into these categories. For SFH in most states, tenant is responsible for pest control (in my lease, this includes varmints like river rats, raccoons, etc., and smaller pests like snakes, ants, cockroaches and spiders. If a tenant is renting a SFH from me, they must agree to lawn care. If I have to intervene in any of the tenant's responsibilities, they are billed for the service.

I provide more than necessary, for my own selfish reasons. Provide whatever you think will be necessary to 1. Get a tenant 2. Keep a tenant 3. Avoid future issues if not paid 4. Still make money. If you do not provide trash service, expect a room full of trash if you have to evict. They are not paying rent, they will not pay garbage. Expect a large water bill when the people are leaving. No one forces anyone to pay a water bill, EXCEPT the city forces the property owner, not the renter. Expect a old couch and hid-a-bed to be left behind if you do not remove them for the tenant, when it needs to be removed. Removing them periodically, when they are discarded, leaves less to do on turnovers. A faster turnover means more future rent. Expect lawn maintenance to be lacking, when the tenant is supposed to mow. You may get a ticket from the City. Hire a service, or mow it yourself. If give you a chance to go to the property again to check on it. Figure out your costs, add it to the rent. If you make $50 less, but you are now 100% sure it gets done, it is probably worth it. The tenant maybe stays longer, and you get peace of mind. The name of the game is keeping paying renters, avoiding damage to the unit while they are there, and a fast turnover.

My market, like most markets in major cities, is very competitive. I must be competitive price wise, or the SFH will sit vacant. I offer many advantages that other houses cannot match no matter what services they throw in for free. Cul-de-sac location, corner lot, major greenbelt behind house, many mature trees on lot and extensive landscaping, small pool, tall privacy fence, etc. The other properties I compete with do not typically offer free lawn service, pest control, or anything else for free. So in my price range, for the rent we get, after mortgage, taxes, insurance and repairs, there is no extra money to give for extra services.

A nice home priced right. A yard for them to mow, furnace for them to change filters, hot water tank to report leaks when neccessary, laundry hook-up for their own washer & dryer, Gas/electric hook-up for a stove of their choice, pest free home for them to maintain pest free. I require first months rent, security deposit, applicable water deposit and stiff pet fees. We maintain and make repairs as needed.
