tips for getting new tenants

I am faced with re-renting my villa after 3 years. I see a few items in the paper in my area which have me thinking about strategy. What things work to get a new tenant? One thing I saw in the paper was someone is offering the first month free and that place is cheaper than mine! I do have it priced correctly and this is my first weekend advertising, just want to be on the ball if things don't happen right away. I did get one call this morning but they wanted a furnished place- I don't want to be responsible for supplying furniture and the upkeep of that. Any thoughts on this subject? Thanks for your input.

Do not furnish your rentals. You're right about not wanting the added headache in maintaining them. Many landlords that are desperatly needing to rent their units are giving away freebies thus causeing competition for the rest although not as much as I expected (maybe that's why Craigslist hasn't worked for me lately). Keeping the rent reasonable is the ticket. I think advertising free months rent draws mostly PITA losers, most normal people will assume or know there is either a catch or the landlord is desperate and choose to avoid dealing with a landlord who may possibly have financial problems. I have not had any problems finding a tenant for my most recent house. The problem was more in finding a qualified one. I rejected 6 applications before selecting a good one. Take advantage of the time of year you are looking for a tenant, it's almost over. For me personally, I got most of my calls on a newspaper ad and the sign in the yard. I got about 3 calls from Craiglist, one from out of State and the other 2 were obvious losers that were only shopping.

Rather than giving away a free month, use the same amount and lower the price. Stick to good tenants only, don't jump on the first one you see at the cheap rate. In this business, you can always increase demand by lowering price.

Pictures are key. I have had great response with craigs list but there are many window shoppers you must weed out. I also believe you can advertise on rent.com and smarthomerentals.com for free as well. Once you have advertised enough to get a good response you will need to start pre qualifying ;)
