T left at lease end. Left entire yard with old tires, broken chairs & tables, rusted lawnmowers, etc. Do I have the right to trash this stuff or do I have to wait 30 days? T did not return keys or leave new address. Can I keep SD as last months rent which they refused to pay? Should I change locks on doors?

Make sure u document the expenses in getting rid of the garbage. By the way Pete, were these people Shamokin Hobuts?

You should pay somebody to clean the backyard and change the locks. You can sue them for the amount of this 2 bills, that is what is owed to you. Or let it go, keep you SD, send the by certified mail the deductions of why you are using the SD, and if the letter comes back, don't open it, just in case they sue your for something. I'd say if you spend less than $200 for these things, is not worth to sue them.

Take pictures. In MN, we have to hold stuff 28 days, it used to be 60 days. If they do not come back, no problem. If they come back for their "60" flat panel TV" they left behind, the pictures will come in handy. Your state should have a statue on "abandoned Property" If you follow the law, you will always be right.

The security deposit is yours. Change locks ASAP. Take some pictures before cleanup. Keep all receipts. If they come back for security deposit, which they won't, meet them in court. Nobody wants to deal with the Penns court system, even the ones that win their cases. I know, I'm speaking from experience. The winner was the lawyers that work in PA. I had to learn this the expensive, and hard way. Never again.
