Do you really need a law to tell you to properly maintain your property? This is a case when a landlord needs to use his common sense. Replace the air conditioner and please stop looking for ways not to. It will be 95 degrees every day in Ft. Myers this week. How long do you want the tenant to wait? How long would you wait if the AC went out at your home? I am sorry you are losing money. But you can not pass that loss off on to the tenant by digging for technicalities.

What planet are you people from?? "If you're losing money on rent, then the property is not for them"?? Do you read newspapers? There are thousands of people who are stuck with properties whose rent no longer covers the note because rental rates have collapsed, particularly in Florida. Try answering these questions assuming that the people asking do not own crystal balls. This guy already paid to have the a/c repaired immediately -- what the hell are you criticizing?

Jake, you really gotta read the posts better. LL resolved the repair issues within 7 days of it coming to his attention. Your advice is off mark.

The landlord is looking for ways to do as little as possible for as long as possible while trying to discover ways to shift the responsibility of someone else. Ultimately the landlord is responsible for whatever goes on.

I've had to wait 2 weeks for the ac repairman to even come out and LOOK, much less repair. And that's after having several saying they can't come out at all. Anything less than a week is a gift!

In nowhere I read the landlord is asking if he needs to fix the ac or not, he's inquiring if by law there's a deadline. If you can read English, he fixed the ac unit, that's a past tense sentence. It means, it's a completed action. What appears is that the tenant is trying to take advantage of the situation. If you do not understand English, then please don't waste other people's time by just trying to attack/accuse someone with false statements.
