You have a bully landlord who is trying to do whatever she wants no matter what the law requires. I would not worry about an eviction. There are no grounds for an eviction. However, the landlord may refuse to renew your lease or give you 30 days notice if you are a month to month renter. Your concerns are very valid. I once read about a serial killer who would gain entry to apartments by identifying himself as a repairman. You never know the background of these types of handymen. Many will have criminal records.
