LL filing a probate case would only be useful if tenant owes LL $$. LL has to pay to file the case, and must then petition to be appointed as the Administrator/Executor of the estate if she wants to be reimbursed for the filing costs and any other costs due her as LL. And unless she can file a claim as a creditor of the estate she certainly won't be eligible to take anything from the estate even with no heirs -- the estate will escheat to the state (that's a mouthful). If there's no probate statute applicable to a LL, I would follow the abandonment route -- it's simplier and guarantees the LL her costs with the least hassle.
