You can ask their employer if they are employed there, and how long they have been with the company.
Background check, it is best to ask the landlord that rented to them before the landlord where they are currently residing. Best question to ask is "would you rent to them again"?
You can charge what it costs you, however I keep the charges minimal. In my area, the next town over requires a criminal check due to city ordinances, and I have to do one now too, or I end up with the tenant that can't be accepted there. I do not refund the $25, as I tell them up front it is a nonrefundable fee, and if they want the place bad enough, the fee is necessary. If they pass and I accept them, I drop my security deposit amount by $25 dollars. I do not drop the security deposit amount until I call them and tell them they have been chosen.
