OK OK OK! I get it. I'm seriously in the wrong! I will recontact the former tenant tomorrow and see if he'll still accept the 1119 and an apology. My wife was right from the start and I dismissed her opinion, but everyone here is echoing what she and the tenant have already said. I have a habit of being a bit over the top in the anger department. I apologize to everyone in this forum for being a bad example of a landlord and resolve to do better from here on. I'm such an a**hole, sorry.

Because of your realization, you are now a better landlord than you were just a few days ago. Thats awesome... because others only get worse.

I agree with Jim, you took the "constructive criticisms" very well and recognized the errors of your ways...which says alot - more than most people would do. So don't write yourself off as a bad LL....we've all seen MUCH worse...there's hope for you yet, lol! :)
