The new tenant is qualified financially for the rental.
The tenant income is more than three (3) times the rent. The credit score is below < 600 but is majority paid. The employment, personal references, and background check were good. The new tenant currently resides in the area and is familiar with the "economic status" of the neighborhood.

The standard rental criteria were used to consider the rental application.
Our new tenants with substantial credit issues are requested to pay security deposit with first and last month's rent. The tenant is able to meet the move-in requirements.

THE QUESTION is more related to any potential issues which may arise due to the separation and pending divorce.

1. <600 FICO = 2x SD - no excuses accepted
2. 1st is mandatory
3. Last is optional, take it if you can get it.

    So what you are stating is to decline all applicants with less < 600 than FICO credit scores, without exception.

    Even with the additional security of last month's rent, less < 600 than FICO credit should be an automatic rejected rental application.
