In many states.. (New York and Mass, for example) it is illegal to charge more for security deposit than equal to one month rent.

I get 'last month' and 'deposit' for this very reason.
BUT..I cannot legally ask for 2 months equal for deposit.
Tenant could drag me into court the very next week and get 3X damages out of me if I pull that.
