If you do not follow the steps as advised you will lose the opportunity to recover the last month's rent plus any cleaning and damages. Not following through is a roll of the dice. You are assuming that you will be out only one month's rent. What will you do if you take no action and he decides to stay three months without paying? What will you do it your tenant leaves the place in a mess and you took no action that would allow you to recover your expenses for cleaning, repairs and damage? You can always allow your tenant to bully you right up to the end.
