My heart goes out to you. This is an awful problem for us LL's to deal with. I have a small apt. complex and have been spending all my time this last week dealing with the bedbug issue--ughhhh! Tenant tried to remedy the bedbugs himself, spraying with Hot Shot and foggers that says it is for bedbugs--which, as I was told by exterminator, just makes them scatter. I wish he had contacted us right away, but I do not think a lot of people know how quickly this can get out of hand and how costly and time-consuming it is to treat. We have had a very serious infestation in one of their bedrooms in particular and found a few in the mattress in the unit upstairs after having the exterminators treat the infested one. The tenants have been there about 2 yrs., so they had to have brought them in and I am paniced that it is going to spread through the walls throughout the building. Another thing exterminator recommended is for tenants to put zippered mattress covers on box springs and another on the mattresses. In fact he said some complexes that he knows of require tenants to have these covers on their bedding upon move-in... This is a nightmare for those of us with apts. these days. The exterminator said that some infestations have even been caused by rent-a-center furniture brought in! Yikes!!!!
If someone has a bedbug clause written up, please share with us...
My current lease says that tenant is responsible for keeping premises free of insects and pests and assumes the risk of all damages to their property and our property from such sources--however, we do provide quarterly spraying for roaches by a licensed exterminators as a courtesy to tenants.
Anyone else have any advice on this topic?????

Spray it heavily with Phantom, while the tenants are still in the unit. The bedbugs will not scatter, and will continue to stay in the unit until they die. Once the tenants leave, spray Suspend SC which kills faster. Just before new tenants arrive, assuming it has been a few weeks, spray Phantom again. Walls, baseboards, closets, etc.

    Can anyone buy these products over-the-counter, or do I have to have some sort of license to purchase these chemicals from a supplier?

      Anyone can buy them. Go to domyownpestcontrol or google it. Know what you are buying, and how to use it. Children should be kept away from wet chemicals.
