Bryan is right. Don't confuse yourself. The 5 WORKING DAYS grace period is only for the late fee.
You actually don't need to give a POQ notice for non-payment of rent in NJ. So in your case, you could have gone to the county clerk on the 16th (since you did not receive payment on the 15th) and filed eviction.

This is my first time renting so I'm learning. And it's a pain! I think the language in my lease isn't clean and that's a problem. Plus my tenants are calling around realtors and apartment complexes and telling me what they are telling them. My answer is pretty much the same though regardless and that is, there is a simple solution, just pay on time.
I'm going to have an attorney review my lease for next time. I got my lease from USlegalforms.com and it have the pay or quit notification in there. So I assumed that was required by NJ.
Like I said, I am learning. I'll get an attorney to clean this up for me.
