What you need is the last 2 paystubs from the potential renter. He has a good credit rating, and I assume you read the credit report to determine the ratio of debts to available credit, etc. But why in the world are you even talking to someone who wants to pay $600-$1100 less than you are asking in rent?

I just told my realtor - end the conversation b/c the offer is too low.
I did give more opportunity to this case.
But, I see more yellow flags and pushes for this case.
I am not sure why it should become my problem.

"candidate is willing to pay only $1500 rental; while the rental range of my property is $2600 ~ $2100 for 2 bed 2 bath in a nice area ( not including the utilities)"
This is NOT Let's Make a Deal. Too many red flags for me, the first one being that the Tenant is trying to negotiate the rent!
