What you can do is have the tenant be responsible for the payments. You need to post a pay or quite designed by your state law. Then after the alloted time passes and they do not get current with their payment you need to proceed to the courts and fine for an eviction.

Worst senario you evict them it stays on their credit forever. While you are going through this process you should learn you LL laws and work toward finding a tenant who qualifies. They make 3X the rent and have a credit score of no less than 650, I actually require 700.

Reading this site will teach you much. When you don't understand something spend some time researching so you understand.
