Ignore their phone request and proceed to handle this as you would any other tenants security deposit. Follow your state guidelines as to the date you must have this done. Apply all rent, damages, etc to deposit and send an invoice for the amount due, with a due date that they must pay by. (two weeks)You must then decide if it's worth going after them for any amount due.
