If you are interested in immediate cash flow, multifamily is the only way to go. If you are looking for appreciation, wait 10 years.

Eric hit the nail on the head!

I just bought my 3 family home in July. Living in one unit myself and renting the other 2 and garage out the total income of the property is $1,125. The mortage, which includes taxes, insurance, and water is $1,024 a month.

The income pays for for the entire mortage plus some extra bills already. I can only imagine the kind of profit I will see when the mortgage is fully paid off.
