If the rent is not paid in full and on time, you must immediately post a pay or quit notice. Ohio requires a P/Q notice of three full business days. On the fourth day, file for an eviction. Go to the court house to obtain the forms and filing instructions. Your tenant will stay as long as you provide free rent and utilities. Let now be long enough.
