The market I am catering to wants fancy upgrades. It truely appears the nicer the upgrades the more the rent. They will choose a rental with granit and nice hardwood floors and pay the price for it. Many of the people who want to be downtown picture themselves surrounded by nice things. It is part of the lifestyle.

The property is under priced, the question is by how much. At least while I have learned about landlording I have had a larger pool of qualified renters.

I guess the whole post was about the high price they are asking, $2300+ for 1000 sq ft makes me wonder by how much is my property under the market price. Should a SFH with more sq ft, land and a huge garage be the same?
