I'm an ex-tenant, but I'd love to know what you guys think... I was in a place for almost seven years and my landlord is coming after me for carpets, hardwoods, paint -everything. I left the place in great condition; I scrubbed floors walls, appliances etc for days. How far does wear and tear go???

I owned a home for 22 years and sold it when we were going to move. As soon as we sold it, the company branch my husband was transfering to closed so we had to stay. We then chose to rent through a property mangagment company. As a home owner we loved to do yard work and home improvements, The house we selected has no yard, over grown trees, and needed some serious upgrades but we took it. We paid to have a dead pine tree with beetle kill in it cut down so it did not spread to the other trees plus it was an eye sore. When they showed me the house, people were still living there so I was worried about the reptiles they had along with the smell. They assured me they would clean it. So we went ahead and signed the lease and when we arrived to start moving in the smell was raunchy. I called and told them and they said they had it shampooed. So we called a professional carpet cleaning co. to come and clean it, the smeel was still there. We had them come back and do a anti bacterial wash. I felt it was beyond help but we moved in anyway. I started having breathing issues, I called them and told them the smell was gross and I was had been sick with respitory problems 3 times that year, that winter the smell was over the top, we shampooed once a month, and I asked them to please come and check it. after 3 yrs. we offered to pay for installation up to 340. if they would replace it. They agreed. they had someone come and messure but we did not hear back. the next year they said they would pay for it, but we had to use there installation guy. the guy never called us. 3 years later we got a call saying it had been paid for and we had 30 days to have it installed. We called the guy 10 times and finally got an answer, he came and told us it would be 550 to install the living room, hallway and stairs but we had to tear it our, haul it off and pull the staples out. SO... we said ok, I have been in the hospital 12 times for respetory issues and I have never had anything like it until we moved into this house. We moved the furniture, and pulled the carpet up and were sick at what we saw. Animal urine staines covered every inch of the wood floor, the padding was mold covered, the we had masks on and gloves. I took photos and video, there was a huge ammount of dirt to between the floor and the padding. We got anti bacterial solution, hot water and mopped. let it dry and then the necxt day we painted the entire floor with KILLZ sealer to help with the smell. I paid for so much, tore the carpet up, pulled a millin staples, out scrubbed, cleaned, prepped and replaced the trim so the Installers can put it in. They called me and said they wanted me to pay them cash before the did the work. So... We have painted the trim outside the house, the garage doors, we trimmed the trees, planted shrubs, split the cost of a fence with the neigbhor, put in a lawn in front and back yard, stained the decks, sealed teh concrete drive, installed a sprinker system, re wired some bad outlets, bult a water feature out of natural rock ( my husband designs these for a living) and landscaped with flowers and more. We replaced the garage door opener that stopped working. We purchased a new fridge the one that was here was junk and broken. fixed the toilets, you get the picture. All out of our own pocket. they raised the rent once on us but we never asked for money back or any help. But I feel they should have replaced the flooring, and carpet and taken it out of the prior renters deposits since that is how it was damaged. I personally have over 9,000. in medical from this and the doctor has asked me to bring in a samle and photos of the crpets pads and floor. He feels this is the cause of my breathing issues. I am not the kind of person to go to court, and we just signed a new 12 month lease. we feel we should care for a rental property as if it were my own but this has been a night mare. We have increased the property value here by leaps and bounds, paid on time everytime for 7 years, we even blow out the sprinkler system each year and do the back flow tests that are required by law. My husband is licensed for this and the money we save the landlords is HUGE! so if there is a law about replacing the carpet or floors every 5, 7 or 10 years.... I am very upset. I took photos of the house inside and out plus the landscape when we moved in and photos of all we do plus the current photos. I feel it is important to keep photos, records, notes on a calendar of everything you do to protect yourself. Good luck.

    By the way, Sorry this was so long, I wrote it on my I Phone and so there are Typos. There are Landlords, and Slum Lords, but there are also Good tenants and bad. The BAD tenants make it hard for the good ones, but the Landlords really need to help the good ones, it is a good way to keep a long term renter.

    For any other readers don't ever do anything that this person did. They are paying the owner to increase the value of their property and getting nothing in return except sickness. Never put any money into a rental unit that you don't own. If the landlord balks at paying for something that you feel you really need then move out. The person that penned the above novel made themselves sick and in-debt for seven years to help somebody they didn't know.
