I did that with my tenant and when I begin the eviction process I closed the account so they couldn't deposit into it. You do not have to wait an entire month to serve them with another 3 day p&q notice. If they give you partial funds you then have to serve them with another 3 day notice but that is all - you don't have to wait a whole month. I did this with my renter.
