You walk a slippery slope when you allow two individuals without a married status and one not work, rent. It's so easy these days to walk out on a non committal relationship and the landlord be left with someone who would not have qualified for the apartment on their own. I pass!

    Yes, although you can't discriminate, there are benefits to the legally binding relationship of marraige that doesn't exist with a boyfriend/girlfriend relationship.

    I have a couple who isn't married in my rental. GF is a student and works part-time. Father is co-signor on lease. BF said he is unemployed but looking for a job. Third roomate is a student and works part-time. Parents co-signor on her lease as well. EVERYONE is on the lease including the unemployed BF. BF has a principal address in the next town over. However, my real estate broker told him that he will be on the lease regardless if he has a job or not. As you many LL's know the GF or BF will be staying there during the week. Rent checks are from the GF and roomate. Not BF. I watched when they moved in and it was all of GF's furniture. BF just moved in his clothes. It appears that utilities are in GF's name as well. So far rent has been on time.

    I agree with A.T.SF It is a slippery slope. Overheard GF talking to a friend that BF is always there and never leaves. What does she expect. Also, noticed that the roomate that was there every night is only there on the weekends now. I suspect she is getting sick of him being there all the time also.

    It is important when creating a lease amongst two people or more that is states "Jointly and Severally" If one tenant breaks the lease all parties named on the lease are held liable. Did your lease have this language?

    My real estate agent told him that even though he has a principal address, since he will be on MY property (tenants seemed to forget renting is a temporary situation) he will be held liable if he breaks the lease. I may not get a judgement because he is umemployed but an eviction will be on his credit record permanently.

    I completly agree. How do I make different rules for those that are married and those who are not. I thought that would be descriminatory.

    Basically if they are married and the husband works and the wife stays at home f.t. or p.t. then the husbands check should cover the rent. If they are not married and the one person works and the other does charity work lets say then I thought we could not make different rules.

    I require an excellent credit score for my rental along with the necessary income to afford the rent. Because the one person has worked to have a good credit score the chances of them leaving the rental with me left with non working people is not likely. Although the non working people have to have a great credit score as well. The person with the income are likely to be responsible and not want to have there credit messed up or have an eviction on their record.
