P/Q notice now. State that they owe late fees too. If they give me rent without late fees, (depending on state) you can decline the partial payment until they give you the rent plus late fees. Squash it now. They'll give them a reality check.

Owe yeah, you should've explain that the previous waiver was due to them letting you know ahead of time.
