'avoid any ADA problems' it's not ADA but FHA regulations that you would violate. Perhaps you should take a course on FHA regulations so as to beware of discriminatory practices. Referring to your tenants as with and without mental health issues is not very professional either.

Mary, since the mental health condition is pertinent to the situation, it absolutely is appropriate to identify the tenants as with and without. Blind adherence to a namby-pamby set of feel-good considerations in the context of this forum is useless and actually gets in the way of providing and receiving good advice. Quit picking on the delivery and you might get more of the message. Put your big girl panties on and set up to the trough.

The anon poster is so right! What descriptors used for the two tenants were not disparaging or derogatory. No one was calling the person with mental health issues "the crazy guy" or "the certifiable looney tunes fella."
