Send them an e-mail that they are in violation of the lease and will have to move unless they clear out the "guests". Make it strong enough that they don't slide back into letting undesirables to hang out on your property. Your lease has to address these items clearly because people just need to follow the rules that are set forth, otherwise they will be evicted for noncompliance.
