I bought this duplex in 2009 and i am about to sell the property. to my dismay, I was told that one of the bedroom actually was done without any permits by the previous owner.
So i inherited the problem and not sure how to got about this problem.
what are my options? assume that you're planning to expand a new bedroom, what did you usually do? sorry for the open ended question, but could really use some expert opinion

You should probably go down to the office that issues permits and see if they offer a solution to your problem. Ultimately, this is the office that you will have to satisfy. It would be best to start out their way.

What Jake said. You may be surprised that you only need minor amendments to the room or none at all to satisfy the city. Best option is to talk to them now.

I bought a SFH and prior to closing, discovered the garage conversion was not done with any permits. The realtor helped me with the city as far as getting it permitted-after-the-fact. The seller paid for the permit and the back "school fees" I believe

The conversion had to be inspected so the realtor made sure all the electrical outlets were working, the windows worked, there was a smoke alarm in the room, and the closet (which apparently makes the room a bedroom) was okay.

Start with the building dept in the town. The property may have needed a variance for the construction of a bedroom. Also, is the property on septic? If so the septic may not be sufficient for the added bedroom. that is a major problem.

You may also have a valid title insurance claim
