One of the houses under her is paid off completely and no liens or anything. Thank you I didn't think of that. Guess if she doesn't pay I can go after forcing her to take a lien to pay.

You don't force the LL to take a lien to pay you, you get your money judgment, you then foreclose the judgment against the house and take the house to sheriff's sale (or your state's equivalent) subject to any mortgages or prior liens. Once sold at auction, you get paid! Doesn't sound like this LL needs to be in this business anyway. Good luck.
