Renter has always made a direct deposit... Her job changed and she continued going to the bank making rent deposits. I never really liked it but, this month she only paid $600 of the $750.

My contract says no particle payments accepted and there is a $10 per day late fee.

I am wondering how I should handle this... I certainly dont want this to happen again. What are my options?

Easy : send her a note ( certified and keep the copy in your file) with itemized billing for next month rent : amount of rent she owes you for February + March rent + days X $10 dollars = the amount she should pay you by the 1st of march or before.
Tell her that in case of non payment, she will receive a notice to pay or quit, and, if not resolved satisfactory, this notice will be followed by eviction notice

Why don't you just give a courtesy call to the tenant and ask for an explanation as to a shortage in rent for this month instead of putting yourself in a corner of having to evict because you sent a 'Pay or Quit'. Your $10 per day late fee might not meet your State laws as a $300 late fee for $750 rent seems a lot. A late fee is to reimburse the landlord for addition expenses for handling the late payment, not as punitive damages for paying late.

This is the problem with those deposit plans that leave you with partial payments.

Had she handed you a check or cash that was only part of the rent...you could have refused right then. Now, you have accepted a partial payment and cannot take action this month.

Next month she does the same..then what?

How do you shut her off from these deposits? change your account with the bank. eeeek! what a pain...new account numbers, online bill payer has issues..clearing the old account out..outstanding payments... eeeek!

I would never allow this to start with!

Cal the tenant, tell her it is an incomplete rental payment. She is to pay the 150 short, or face eviction. As well as 10 a day for every day she is late.....
