I bought a SFH and prior to closing, discovered the garage conversion was not done with any permits. The realtor helped me with the city as far as getting it permitted-after-the-fact. The seller paid for the permit and the back "school fees" I believe

The conversion had to be inspected so the realtor made sure all the electrical outlets were working, the windows worked, there was a smoke alarm in the room, and the closet (which apparently makes the room a bedroom) was okay.
