Write them a letter. Do it now.
Simply state that the current lease ends March 31, 2012.
You will not be renewing the lease.

"This letter is the legally required notice for you to vacate the property at ___________________ by March 31, 2012.

"I know that a lot of tenants ask if they can use the Deposit for the last month rent, I am to be sure you understand that is not legal. The last month rent is due on March 1, 2012."

Then..if you want, include a little letter about how they can be assure they get the max of their deposit back by making sure the place is as clean and in good repair as the day they moved in.

That's it.
