Let me add to this....
several things were not properly done here.
1) this person was probably not screened I bet a background check,credit check would have revealed this to be a dead beat.
2) Never hold a unit until you have 100% of the cash deposit in your hand. I have prospect tell me..they will give me $100 now and the rest next week. I tell them..ok..come back next week with all of it...maybe the unit will still be available.
3) I will see them on the day of move in..not sooner...and I will get cash in hand FIRST. Since I always start with the exterior first..walk thru.. I would have seen this coming. Now, I know that even in deep snow..I will always do the exterior walk around AFTER I have the full cash ..1st month and last month. Not even opening the door till the exterior walk thru is complete...and not doing that till I have cash in my pocket. (I prefer to learn other peoples' lessons).
When a tenant makes a deal for partial payment...big red flag...they cannot afford your unit!
