Rest of your question: I charge a one time non-refundable pet fee for the additional wear & tear on the unit, although specific damage is still retained from the SD. A colleague charges a monthly pet rent instead. I also use a pet addendum if there are any special circs, for instance I find in my townhouses that a few tenants believe it is alright to warehouse a dog in a windowless garage all day while they're at work. It isn't. So I have developed a pet addendum they have to sign which states my requirements on where the dog is housed and in what manner. It also includes instructions for mandatory minimum care of the animal and my property affected by the animal. You'd be surprised how many people don't have a clue what needs to be done to keep the property in good condition despite the animal. If they violate the pet addendum, it is a breach of lease and they either lose the dog or leave the rental.
