I hate to tell you the bad experience I've just had asking attorneys. Apparently this is an area of law that isn't familiar. Only one attorney understood that an LLC will be treated like a corporation and the owners of the LLC can't represent the LLC in eviction proceedings. The only way to do it is to designate and approve someone in the LLC to be the "property manager". I may have to end up hiring an attorney to perform this simple eviction. But, if I do, just to get through this one, I still want to learn how to file evictions as a "property manager" because I have been filing evictions for my family for years. This is the first time I've experienced a glitch.

LLCs are business entity just as a corporation is, that is why they normally use an attorney.
If you are allowed to designate a PM within the company then do so in writing. If it is challenged you have documentation that the company has approved the person to be the legal representative in these matters.
Then the signature block would just be: Joe Blow XYZ, LLC
or
Joe Blow for XYZ, LLC
or
Joe Blow, Property Manager XYZ, LLC
Any of these should work. I would favor the last as being the most correct.

That does make sense. I like the last signature format too. I may be over-thinking this thing, probably because our LLC has only a two-member board of managers and I would be basically authorizing myself to be the designated "property manager" since I'm the one responsible for the day-to-day management of the real estate. But, if you think about it, lots of people have multiple roles within corporations and LLCs. Thanks again :)
