You should probably not depend on legal advice from the internet. Look for a real estate lawyer in your area.

I already have. They don't know the answer. They don't file evictions as a property manager, so they aren't familiar with the requirements. I spoke with four attorneys who agreed to just offer advice at no charge and I was surprised to find that only one out of the four understood an LLC would be treated like a corporation. 3 out of 4 thought I could file pro se. I am certain that a property manager, who does this for a living, will know the answers to my questions. I appreciate your advice and I hear what you're saying, but this really isn't a deep legal issue. It's just paperwork.

Let me rephrase that for you ... I spoke with several attorneys in what would most appropriately be called an initial consultation. I was surprised to learn in those initial consultations that three out of the four attorneys were under the impression I could file pro se for my LLC company. Only one of the four understood and offered precedent that dictates an LLC is treated like a corporation when it comes to filing evictions. So, sorry if you misunderstood and, by the way, you are very rude. The truth is ...it is very difficult to find a good attorney. Three out of Four being wrong is pretty scary. I'm grateful I found the one that knew what he was doing. Now all I need is to learn how to file the paperwork and, like I've already said, it seems to be a domain of knowledge that is common among property managers. If you are not a property manager and you can't help, find a different question where you can offer your advice.
