You don't sound difficult at all. You tenant sounds like she is getting all pissy about a 1% raise in rent. No one likes a rent increase, no matter how good a LL you are!

Best you can do is replace the flickering fluorescent light--but consider changing it out to something more "green" and possibly more efficient. Yes, even if she is responsible for light bulbs, fluorescent lights can be difficult to change out if it's one of those long ones. Your hubby can put the doors back on their tracks at this time too. Give proper notice, of course, for when this will be done.

Have you done an inspection to look at the carpet and other things? Might be worth your time. Give proper notice for the inspection. You might want to follow up with something "cut and pasted" from the rental agreement she signed saying she is responsible for getting the carpets professionally cleaned.

Just be matter of fact, stick to the facts, and take care of the things that are your responsibility. I'd also add document, document, document just to cover your anatomy.

If she continues to get all ticked off, then you definitely might want to raise her rent to market value, and hope she leaves of her own accord prior to the first day that increase is due! Be sure you do all the rent increases within the parameters of your state's laws.
